Fire Rated doors are specially made to withstand the extreme heat of fires. These doors and frames must have a closing device and latch. Fire doors are often installed with panic hardware and a fail-safe exit lock. Unless used on buildings with certain applications that allow delayed or controlled egress, they must also allow free egress. Though they must meet certain safety standards, fire doors may be used for normal daily use at exterior entry points and interior locations within the building. Fire doors are required on many commercial buildings in order to protect the occupants, block the spread of flames and smoke, and minimize the overall property damage. Because they close automatically when a fire is detected in the building, these doors are a key component of a buildings passive fire protection system. Interior fire doors help block or delay the spread of heat, smoke and flames through hallways, stairwells and between sections of the building. They are also installed in corridors passing through fire barrier walls. Exterior fire protection doors are heat resistant and allow quick egress from the building in case of an emergency.

In the United States, the NFPA requires annual inspections of fire-resistance rated door and frame assemblies. Local Authorities Having Jurisdiction must adopt the new edition for this requirement to take effect. Most jurisdictions in the US will be adopting the IBC (International Building Code) model code, which references the NFPA 80 2007 edition requirement, as their local code
The law requires that all fire rated doors be installed properly and should be functional at all times. They should open and close well, have a tight seal that wont allow the flames and smoke to pass. If the door doesnt open or close properly and/or doesnt have a tight seal when the Fire Department inspector conducts the fire safety check he will notice, which means youll get a black mark against you and fines may apply.

When you own or run a commercial, industrial establishment or an HOA building , you need to take fire safety very seriously. If you don't have the proper fire safety system in place, you risk the lives and health of the employees, associates and or tenants.
